How We Work In General
How we work in general? After you have contacted us and we have had a chance to chat (even if you just wish to find out about how you can sell your property yourself) we usually can make a provisional offer on your property within a few days (initial sales research is carried out using either the Rightmove or Zoopla property portal).
Depending on your circumstances, and if there is no urgency for an immediate sale, we can work within a timeframe convenient to you. Alternatively, if you need an immediate sale, your property can be bought very quickly from us.
We work in 4 easy steps:
1. You can either fill in our online form or telephone us, and within a few days we will make an ‘offer in principle’ on your property.
2. You agree with us on a purchase price and confirm the date you wish to complete the sale.
3. The legal guys will carry out the back ground paperwork.
4. We exchange ‘contracts of sale’ at a future point in time.
Valuating and appraisal of any property
On a few occasions we will need to arrange for an independent valuation surveyor to visit your property, this will confirm the property’s true market valuation and condition. We do this as we have sometimes found that not all property is easy to valuate, say the house is unusual or a stand-alone build, using online sale comparables can be difficult. Should this happen any offer will take slightly longer to process.
